Our Process

Designing Your Home

Building a home is an art that reflects its owners. By understanding what you want, we will align your goals and build within your vision and budget. Our experienced team will guide you through the designing process, from floor plan through elevations, to ensure your experience is smooth and exceptional.

We start with helping you select the lot and floorplan that will accommodate your preferences. At Trojanski Builders, we offer complete customizations that allow you to personalize the experience and tailor a home that is just right for you. Our team of experienced individuals will guide you through the structural and interior selections.

The Building Process

You will have the opportunity to meet with us at several stages throughout the construction process. At your pre-construction meeting, plans will be reviewed, various selections made and any changes you have requested. At that time, you will also be provided with an overview of the construction process and answer any questions.

In an effort to keep you involved throughout the construction process, you will be invited to participate in several homesite walks, including those listed below. In addition, you may request additional walks to keep you informed of progress.

Electrical Walk

You will meet on site with our electrician once the roof and stairs are installed. Expect this meeting to take approximately two hours.

At this meeting you will identify locations of fixtures, cable, outlets, switching and specialty lighting, etc.

Framing Walk

Once the framing is complete along with rough mechanicals you will meet directly with your site supervisor and walk the house prior to closing it up. This meeting should take approximately one hour. You will have an opportunity to inspect every room prior to insulation and sheetrock.

Glass & Shelving

Once sheetrock is complete, you will be contacted directly by a representative to schedule a time at the house to select mirrors, shower doors and closet shelving.

Final Walk

The selections coordinator will schedule the home introduction directly with you. Dave Trojanski, Sarah Trojanski, and your site supervisor will accompany you on this walk. Expect for this walk to take approximately two hours. You will review all aspects of the home and its functions.

Post-Closing Walk

Once you have lived in your new home for approximately two weeks, we ask that you contact the office to set up a time for us to visit your home and rewalk for any items they may have come up with. Once this walk is complete you will go directly in warranty which will be reviewed with you at that time.

The Selection Process

The selections coordinator will contact you to coordinate appointments to assist you with the following selections:

NOTE: It is important to have the following selections finalized prior to the Framing Stage:

Exterior Selections (Siding/Trim/Shutters/Roof/Etc.)

We will coordinate a time with you in our offices to make these Selections within two weeks of signing your contract.

Appliance Selections

NOTE: Once we receive your Selections, we will determine any installation and mechanical costs involved, such as ducting the range hood or microwave to the exterior, double ovens, cooktops, etc.

Kitchen Selections

NOTE: Prior to Framing, the layouts for the kitchen and baths are required to be finalized. Within three weeks after finalizing layouts, color selections, door styles, countertops, etc. will need to be complete.

Plumbing Fixture Selections

Fireplace & Surround

NOTE: Plumbing roughs and locations will be needed at framing to prepare for the next stage in construction.

In addition, the following selections need to be completed. Sarah Trojanski will contact each vendor to schedule a time to meet with you.

Each vendor will have list of our standard selections. If you choose to deviate away from these you will be responsible for additional charges. These charges will require a change order and signature approval by you as well as a Trojanski Builders’ representative.
